1. What Is Portfolio Performance?
Portfolio Performance gives you a consolidated view of how your rental properties are performing financially. It brings your portfolio’s key metrics together so you can quickly understand profitability, cash flow, investment returns, and equity.

Key Performance Metrics
Portfolio Performance highlights four key metrics:
Metric | What It Shows |
Net Operating Income (NOI) | Income minus operating expenses. Mortgage payments, including mortgage interest, are not counted as operating expenses. |
Cash Flow | Money left after operating expenses and your full mortgage payment. |
Cash-on-Cash Return | Your annual cash return based on the total cash you’ve invested. |
Estimated Equity | The portion of the property you currently own based on your property and loan information. |
Property Breakdown
The Property Breakdown shows these metrics for each property, along with month-over-month comparisons.

Use it to quickly see which properties are trending up or down and identify areas that may need your attention.
2. Why Use Portfolio Performance?
Portfolio Performance makes it easier to:
See your portfolio at a glance without manually calculating your numbers.
Track profitability and cash flow across your properties.
Measure investment returns with Cash-on-Cash Return.
Monitor equity growth as your mortgage balance changes.
Compare property performance and spot trends over time.
Make informed decisions about future improvements, purchases, refinancing, and other investment opportunities.
3. How Portfolio Performance Works
RentRedi automatically uses the financial information recorded in your account to calculate your performance metrics.
Income comes from your recorded rent payments.
Operating expenses come from expenses recorded in RentRedi.
Mortgage details, such as your loan amount, interest rate, and loan term, are used to determine mortgage payments.
Cash invested and equity information are used to calculate your investment performance and estimated equity.
Your data updates automatically as you record rent payments, expenses, and other financial information.

💡 Tip: Review your portfolio regularly and keep your financial information up to date to get the most accurate view of your performance.
4. How to Navigate Portfolio Performance
View Your Entire Portfolio
From your RentRedi dashboard, click ❯❯ (Expand sidebar) at the top left.
Go to Performance ➜ Portfolio.

Review your portfolio’s key metrics and Property Breakdown.
Use the available filters to customize your view:

Time Period: Select the time period you want to review.
Properties: Defaults to All Properties, or select a specific property to view its performance.
View an Individual Property
From your RentRedi dashboard, click ❯❯ (Expand sidebar) at the top left.
Go to Properties & Units ➜ Units.

Select a unit within the property you want to review.
Click the Performance tab.
Review the property’s NOI, Cash Flow, Cash-on-Cash Return, and Estimated Equity.

5. Missing Information?
If a property is missing information needed to calculate its performance, use the Portfolio Coverage quick action to add the missing details.

Go to Performance ➜ Portfolio.
Find the property with missing information.
Click Add Missing Items.
Enter the missing mortgage, equity, or cash invested information.
Your portfolio metrics will update accordingly. ✅
6. Prorate Unassigned Expenses
Some expenses, such as software subscriptions or general administrative costs, may not be assigned to a specific property.

Turn on Prorate Unassigned Expenses to distribute these expenses evenly across your properties. When enabled, these expenses are included in your NOI and Cash Flow totals. This setting is off by default.
On: Unassigned expenses are divided evenly across your properties.
Off: Only expenses assigned directly to a property are included.
7. How Mortgage Interest Affects NOI
Mortgage interest is not counted as an operating expense when calculating NOI.
If you record mortgage interest as an expense in RentRedi, you may notice a higher NOI in Property Health and Portfolio Performance than before.
Your Cash Flow still subtracts the full mortgage payment, so this change does not affect your Cash Flow calculation. Your Schedule E report is also unchanged.
