Create Month-to-Month Lease Charges

Keep rent charges running automatically for month-to-month leases—no fixed lease end date required. 😊

With RentRedi, you can easily create, edit, or convert a lease to month-to-month and let recurring charges take care of the rest. ✅

Create a Month-to-Month Lease

  1. From your RentRedi dashboard, go to Properties.

  2. Select the unit.

  3. On the Overview tab, find the Lease Details card.

  4. Click Set Up Lease.

  5. Enter the Rent Amount and Lease Start Date, then check Month-to-Month.

  6. Review the charge settings:

    • Description: Defaults to "Rent." Edit this as needed. This is the name of the charge tenants will see.

    • On the: Sets the charge's due date. This defaults to the 1st of the month. Change it if rent is due on a different date.

    • Send Rent Reminders: Enabled by default to notify tenants when rent is due and when it becomes late. Disable it if needed.

    • Require tenants to pay oldest charges first: Disabled by default. When enabled, tenants must pay their oldest outstanding charges before they can pay newer charges.

  7. Under Select Unit & Tenant:

    • Current tenants assigned to the unit are automatically linked to the charges.

    • Click + Add Tenant to add a tenant.

    • To exclude a tenant from the charges, click their name to deselect them.

  8. Under Review Charges, review the charges before saving. You can edit the description, due date, delete charges, or duplicate charges.

  9. Click Create Charges.

Edit a Lease to Month-to-Month

You can also update an existing fixed-term lease to month-to-month.

  1. From your RentRedi dashboard, go to Properties.

  2. Select the unit.

  3. On the Overview tab, find the Lease Details card.

  4. Click Edit Lease.

  5. Update the Rent Amount, Lease Start Date, or other lease details.

    • Note: If you're planning to end the lease in the future, uncheck Month-to-Month and select a Lease End Date.

  6. Review the connected tenant.

  7. Under Review Charges, review the charges before saving. You can edit the description, due date, delete charges, or duplicate charges.

  8. Click Save Lease Charges.

Convert an Existing Lease to Month-to-Month

If a unit currently has a fixed-term lease with a start and end date, you can convert it to month-to-month.

  1. From your RentRedi dashboard, go to Properties.

  2. Select the unit.

  3. On the Overview tab, find the Lease Details card.

  4. Click the ⋮ menu ➔ Select Convert to Month-to-Month.

  5. Select the date when the month-to-month lease should begin.

  6. Review the upcoming charges. You will see a preview of the recurring monthly charges that will be created automatically.

  7. Click Convert.

Note: For month-to-month leases, RentRedi automatically creates a new charge 21 days before the charge's "On the" due date. The charges continue to be added each month until the lease is deleted or updated with a specific end date.
