Maintenance Coordination takes maintenance off your plate by answering tenant calls, troubleshooting issues, and coordinating repairs. Use your preferred vendors or let a provider dispatch a contractor for you.
Choose Your Maintenance Coordination Provider
Lessen: No Monthly Fee
Lessen uses a vetted contractor network to diagnose and complete repairs. You pay for completed work, with no monthly subscription fee.
Repairs up to $350: Repairs costing $350 or less are completed without additional approval, and you're charged the actual cost.
Larger repairs: If an estimate exceeds $350, you'll receive a proposal for approval before work proceeds.
Please note: If you decline a proposal after a diagnostic visit, you may be charged up to $100 for the visit. Your credit card is charged when services are completed. Availability may vary by property.
Latchel: Flexible Vendor Options
Latchel coordinates maintenance using your preferred vendors or its contractor network when you don't have one available.
Your vendors first: Add your trusted plumbers, handymen, and other contractors.
Budget controls: Set spending limits and approval requirements.
After-hours coverage: Calls are handled in every market.
Broad coverage: Coordination for a wide range of maintenance needs.
Pricing: Plans start at $25/month plus a per-unit fee. The first month is usually free. Review the pricing displayed during setup for current plan details.
How to Enable Maintenance Coordination
From your RentRedi dashboard, click the ❯❯ (Expand Sidebar) at the top left.
Go to Maintenance ➜ Coordination.
Pick a provider: Lessen or Latchel.
Optional: Select I want to mix properties to choose different providers for different properties.
Follow the on-screen instructions to complete your setup and configure the available provider-specific options.
Select the property or properties where you want to enable Maintenance Coordination.
Review your selections and confirm.

Add your trusted contractors to Your Team before setting up coordination. This helps your provider prioritize the vendors you already work with.
Can I Choose Different Providers for Different Properties?
Absolutely! You can customize Maintenance Coordination to fit your portfolio.

Mix and match: Choose different providers for different properties.
Self-managed: Leave selected properties without coordination.
You can change or cancel coordination for individual properties at any time.
